Manhole indoor?

    We're looking to build a single storey extension to the back of the house, but the sewer line runs parallel to the back of the house and has a manhole cover.

    A previous post had covered a similiar question :

    but there was no mention of a manhole.

    Because of the placment of the manhole there's no place to move it up/down the line within the boundary that won't cause the extension to be narrow and pokey if we have to build around it and moving the drains causes the same problem, as access covers have to be provided at every change line direction, hence still have covers inside

    The line is a private sewer line that services the houses above and below us. We've had an engineer out to look and he says that if we're to build over the manhole then a double sealed manhole cover would conform to building regs where a manhole cover exists inside a building, but he didn't know whether planning would have an issue

    Does anyone have any experience or knowledge of whether or not it's a major red flag, or whether it's been done before?
    We're based in the dun-laoghaire rathdown plannign area

    Are you sure its a private sewer?
    Best thing to do now is talk to the LA environmental services dept.
    What they allow you to do will vary from area to area.

    Yes, one of our neighbours had problems some time ago with the line, and the council wouldn't provide any help as they deemed it to be a private/common line

    completely encase to built over drain run in concrete

    use "rocker" connections at the boundary lines

    locate 2 AJ's further up your garden - one for each side boundary and run rodding pipes into the drain run - so if the pipe blocks you can rod from the garden

    I have seen dublin city council drainage dept "allow" ( they NEVER "advise" ) this

    It is possible to get brass manholes / rodding eye, that have rubber air tight seals and are lockable.
    But do you really want to risk having one in your new extension? You must assume it will get blocked and will need to be rodded. Do you want that "mess" in YOUR home?
    Check with Council, as to policy of building over sewers, put in rodding manholes / AJ externally or narrow width of extension. Ensure also that you are fully aware of all the requirements for planning exempted development, etc.

    tlough, would be able to give an update on this, please?

    I'm facing a similar situation, whereby a small sewage line runs behind a line of houses, and I'm wondering what the rules might be about building (a) over it and (b) near the manhole cover.

    I'm assuming (a) is fine, since many other houses have extensions. But (b) is a bit of a mystery. No joy yet with Dun Laoghaire County Council, but grateful for any light you could shed on the regulations.
