Legitimate Planning Application

    Hi,

    I'm a CAD Technician who is currently in the process of applying for Planning Permission. As my Dad is a builder, whom I have worked under and I am a former Architectural Technician student (2 years completed) I was hoping to do the plans for my own planning permission application. 'm not worried about not been able to do the drawings to a satisfactory standard but my question is, where do i stand in there eyes? Will they reject drawings not from an Architect or an Engineer? Will I need to give my drawings (and indeed my money) to an Architect or an Engineer just to get his stamp of approval or name on the drawings?

    Thanks in advance for any replies.

    P.S I realise lots of people are going to say that they recommend getting an Architect to look at it but I am very confident that they are up to all standards that need be adhered to, and also is designed suitably to suit the site and locality.

    You dont need any specific qualification to prepare and submit plans as part of a planning application.

    Just ensure that they contain all the details as required under the planning regs and county/town development plans for your area.

    Thanks Muffler. I've an Engineer who is organizing the percolation test for me as he has a bit of pull in the planning office so I'll be getting him to throw a quick eye on them too

    You could always ring in and ask to to speak to the person who checks and validates the applications when they are received in the planning office. Its usually a technician who does this and and he/she would advise you of the various things you need to show. They should also have a standard checklist which could be posted/faxed/emailed to you or you could possibly look it up on their web site.

    I've actually drawn up a few sets of plans which I was hoping to submit one from. Before i make the actual submission I will hopefully be having a meeting with my local Planning Offcer who I hope will advise me on which he thinks is most likely to succeed, so hopefully he will make me aware of any problems he foresees. I was just worried about a Joe Soap being rejected at the door.

    You'll be fine. A friend of mine did my plans, he's a civil engineer. The councils don't check/care. You're obliged to get a council engineer to sign off the building at various stages in the construction. (usually to get mortgage stage payments). This is the guy who takes the resposibility, and you must ensure he has imdemnity insurance.

    Its not that they don't care or check, its that it is not a requirement in any planning law. ANYBODY can legally draw up a planning application. Although, most would not be able.

    Firstly you are not obliged to get an engineer,
    Your bank (if you have one) may require signing off, but that is not related to planning. There is no obligation. Also, if you do need one for the bank, it certainly doesn't need to be a council engineer. It doesn't even need to be an engineer, may other people can do it. Architects, technologists, and various people with the required training, expierence and PI.
