Project Manager for New Build

    I have been recommended a project manager for my new build in Cork. I am meeting him on Wednesday. Would anyone know what kind of money I should expect to be asked for his services? The house is 2700 sq ft with a 150 sq ft garage.

    The fee will be related to what you expect him to do and it may be be a % of the building costs.

    Is it direct labour or do u have a contractor: will the PM act between u and contractor?
    You should have a list of what you expect eg frequency of site visits, does he need to sign off bank loan stage payments doc, sign off on 'readymix' concrete docs for proper spec concrete etc.

    The clearer you both are the better: a recipe for disaster is a verbal: "u PM it for me."

    Just to add to what C52 has written, if you have specified particular materials such as a branded high performance roof membrane or a specific type of insulation to achieve a certain U value, u need to ensure compliance therewith.

    In other areas, a higher spec than the current regs may be desirable:
    for example how does your spec deal with catering for Radon?
