Extension - Direct Labour?

    Hi,

    I’m hoping someone can offer advice, I’m planning on building an extension to the back of my house (649 st ft) I live in a terraced house with no back entrance therefore everything will have to come through the house making the job a bit more difficult. I’ve gotten quotes from builders ranging from €105k to €125k . I’m not sure if these are reasonable quotes, they’re a lot higher that I anticipated. I was considering doing the build direct labour I was just wondering if anyone has built an extension direct labour and whether they would advise against and whether it has saved them much money?

    Direct labour will save you money but only if you or other family members and/or friends have knowledge of good building practices and materials can be there to keep an eye on things.

    In fairness giving the job to a contractor doesnt necessarily guarantee you a good job either but there is less hassle involved.

    Google " re building costs" . you will find different insurance companies guidance for re construction costs . varies depending on what county you are in .

    Depending where u are, extensions in South Co Dub are at c 3000 sq meter.

    A lot of that can be down to finish but I would have thought 2k not a bad number

    Must agree with Muffler re DL, unless u have the necessary 'tech' knowledge to hand and virtually continuoius site supervision, DL can be a nightmare.

    Whatever route you go be sure communication will not be an issue
