    Hey all.
    I have a site (fathers land, fortunate i know) and am getting the soak test done for the septic tank.
    My next step is to decide on a house design. I have a budget of 200k for everything so my question is how much will a standard build, including plumbing/ plastering etc cost per sq/ft?
    I have gotten some prices but these vary considerably.

    it depends on a million different factors, really is a "how long is a peice of string" question..

    I'm based in Wexford area and as a very rough guide 100 euro/sq ft for a reasonable finish is a guideline figure my architect has given me (which can inflate hugely dependent on fixtures/fittings and type of house.) - I went to a planning seminar recently where a local engineer was a guest speaker - he too advised rough pricing of between 90 and 100 euro...depends greatly on where you are building too.....have read on here somewhere that typically double it for Dublin....etc

    check out the sticky's and other posts - there is tons of information here.....which should help you work out a guide price...it takes a while but is well worth it....I have learned soooo much just working through the posts myself!
