cost of extending and renovating - carlow area

    Hi there,

    Would like advice on prices regarding a 400 sq ft extension to rear of house - this extension will be divided into two - one for utility and the other to extend the dining area.

    Would like to replace existing floors for new hard wood floors area would be approximately 186 sq m or 2000 sq foot.

    Add a garage on the base walls are already there - it will be a lean to garage.

    Replace existing pvc windows in all of house - there are 12 in total - 2 of them are 8ft width bow shape and 4 ft height - one is 8 ft in length and 4 in height the remainder are standard enough 6 ft by 4 foot.

    Convert the attic to make way for play room - either that or add extension downstairs for a 14ft x 14ft room.

    I would appreciate any advice at all the good, the bad and the ugly.

    God Carlow seems to be very well represented on this forum. Price of building in Carlow has come down somewhat in the past few months, sites in Tullow and Carlow especially have shut down with little or no sales activity.

    This time last year you would have had a huge problem trying to get anyone to do such work that was anyway recommended, a lot of so called builders have sprung up in Carlow over the past years and I would urge you to only use bulders which allow you to see previous work they have done and speak to previous customers of those.

    Prices? well I'm not best qualified but I would be guessing at around 30k for the extension to rear, attic conversion depends on a lot of things so its hard to even guess without seeing the type of roof etc, I would guess blindly at about 10k.

    Windows? Well depends on what you want, PVC, Timber AluClad, double or triple glazed?

    What part of carlow are you in, I might be able to give you some numbers for quotes via private message of course mods

    Hi Villain,

    I'm in between carlow and kilkenny area but if you have any info regarding builders would be grateful. Our house was built 15 years ago - the attic area is 490 sq foot the root is pitched roof - well able to walk in middle etc. Windows as existing windows are pvc - hoping to go wood grain pvc with argon gas. I agree with you about good builders - we are 15 years in our house which was built for us by a very good building firm and touch wood we have had not 1 problem or leak.     i'v done a fex extensions and without seeing it its hard to give a figure but extension 15foot x 25foot double leaf block wall with kingspan insulation, an a frame roof, all plastering fully finished with footpaths would be costing around 30k and thats even cheap two years ago it would be close to 50k i'd normaly charge for wooden floors by the room as opposed to by the meter whith works out cheaper for you wooden flooring semi solid oak would be costing 2800 to buy or solid oak 5000 for 186sq m
    windows are reasonably priced at the moment
    as for attic conversion i couldnt even give a ballpark figure without seeing it but i think u will do everything to a high quality finish for under 50k theres lots of good builders out there that will do it for in around those prices

    Hi Fox man,

    I know they're only ball park figures but it is a bit of a relief. I posted a similar question on another forum to be told it would be cheaper to knock the house down and the ballpark figure was 3 times yours! I will now get some builders in to quote even though I haven't proper drawings done up but let them have a look and get the drawings done up. Many thanks for your reply it is alot of help.
