Buying near shopping centre

    Hi
    I'm looking at a small terraced house in a town centre. Its a rennovation job, but I think it might have some potential eventually (I would intend to live in it for 5+ years).

    A new large shopping centre is planned a couple of streets away from the house and I'm getting confliction opinions on the effect this would have on the future value of the house. Do ye think it would increase or decrease the value of the house?

    ++ shopping convenience
    -- increased traffic, parking prob.s etc

    What do you think?

    It will decrease the quality of life in the near future but after that it should increase the value
