Party Wall

    Hi

    I have a query regarding a neighbors pending extension.
    I live in a 3 bed semi-D with garage which shares a party wall with neighbors identical garage. The houses were build in the fifties and have a poured re-infoced concrete roof and it appears that the roof might be one single span that is resting on the wall rather than two individual roofes sitting on the edge of the party wall. The party wall is not in great condition with both garages showing signs of damp and the white powder that goes with it.
    My neighbor has permission to replace convert his garage to a living space which I have not objected to.

    To do this the builder is proposing to demolish the existing party wall and rebuild from scratch after jacking up my roof, which I agree in concept to, as I have said previously the wall is going to need work in the future otherwise.

    My query relates to the fact that the builder plans to prop the roof, build the wall and then sit the edge of my roof back on the new wall, is this normal. Would the builder not be hanging the roof off the wall rather than sitting it on the wall? What if I want to remove the roof at a later stage and increase the height of my roof for an extension of my own, how will I remove my roof without damaging the wall?

    He will then continue building the wall up for the neighbors new roof which will be hung as normal before the parapet is applied.

    Any info greatly appreciated.

    Firstly, sorry if im not understanding you...

    Are you saying that hes going to build a pitched roof over the neighbours garage and leave the flat roof on yours? or just make a higher flat roof next door?

    Flat roofs sit on walls anyway and are not 'hung' generally. You have to understand that your current roof probably sits on your own outer wall where the garage meets the house, so if you were removing it you would have this issue to deal with anyway.

    This would be the perfect time to match what your neighbour is doing (if you had the wish).

    From what I understand he is building the party wall up to your roof level, resting the edge of the slab on top of the party wall and then continuing with the blockwork from on top of the slab.

    if its concrete then to hang it off the side of the wall will be more difficult and may result in further design of the wall and may have to incorporate steel etc. just to facilitate you.
    I think you should discuss it further with them and as SYD said now would probably be the best time to extend yourself if possible which would leave it cheaper for yourself and your neighbour as you wont be charged twice for the work and it will be one site.

    Unfortunatly I am not in a postion to replace my roof at the present but do hope to in the future. My concern is that when I do go to remove my remove will it destabalise the new wall where it is rooted?

    this is correct - pity you cant replace your roof now .

    when you do it will be a slow enough process , so as not to damage your neighbours now under construction extension

    would it be so embarrassing to ask neighbour to contribute towards replacing your roof now in return for your co operation ? you are being very accommodating and making life a lot easier for him and his builder

    i remember one case where a client of ours was having an extension built and the neighbours gave them lots of hassle .

    the contractor , who had only recently completed works to this self same neighbour had to sharply remind this neighbour how much co operation our clients had afforded to them . co operation eventually was forthcoming .

    sometimes eaten bread is soon forgotten . maybe - don't be too nice now ?
