wiring new house

    hi
    just wondering how much would it cost to supply and fit electrical for a five bedroome 3000sq ft house with garage standard spec with power to gates garage and also wired garage in case of power cut so it could be connected to a generator also first fixed for alarm and cctv to eight points outside the house
    quoted 10000 e what do ye think good or bad?

    not a bad price at all for a one off that you will be changing a lot. is that 10 cash or 10k ex vat?

    Bad!! If a price is too good to be true......

    Pay peanuts, you get monkeys!

    I would suspect that the materials would not be of good quality, that the job is under priced and at least one of the following will happen (or perhaps all):

    1) The sparks will not finish the job and possibly go out of business:eek:
    2) You will not be happy with the standard of work:eek:
    3) There will be lots of hidden extras :eek:
    4) One socket and one light per room:eek:
    5) Regulations will be ignored all over the place:eek:

    If a price is too good to be true......

    To be fair I have not seen the job, but I know from personal experience that a 3000sq ft house will eat cable and cable has become very expensive. The price of copper has gone through the roof. Even good quality co-axe cable is very expensive now and no one will accept poor quality TV pictures anymore.

    How far away are the gates?? SWA is expensive and a long run will mean a bigger cable.

    Is the first fix for the alarm picking up every external window, door, each opening on each window, the outside bellbox, internal motion detectors, panic buttons, keypads at front and back doors and beside master bed??

    How detailed is the quote??

    What make are the second fix accessories??

    Are the phone points wired in CAT5 or standard phone cable?

    What type of intercom cable is installed?

    How is your heating system wired?? How many zones, stats, actuated valves?

    i must confess he is a friend sort of,idont know the exat make of the materials but i might update that later

    the gates are 80ft from the garage he wired the power to the gates from there,intercom and two pillar lights from the house about 40ft

    the alarm is wired to motion sensors with keypad at the front and back doors with cat5 andtv cable for the cctv

    phone points are standard phone cable i think wired to all rooms and both sides of the chimney breast in sitting room
    heating system is wired for three zones ,two downstairs and one upstairs

    each bedroom has four sockets and phone and tv with two way switches over each bed
    kitchen has twelve downlighters and six in the conservatory and eighteen downlighters in the soffit outside (6 on conservatory and twelve at the front)

    two lights and a socket in the attic
    four sckets and two lights in garage

    on a foot note i also have my heating system in the garage ie boiler pumps water tanks,which he also had to wire the boiler from the house to the garage as well


    he did tell me he was doing me a favour and that it was a very good price

    i know its alot i wanted eight but its the way the house is designed at the front,two rooms either side of the porch and theyre stepped back seperately,two windows in each section and the sparks says theres nothing worse than a spotlight shining down over a window so he put one either side and one in the middle hence three lights in each section,the sunroom is rectangular with two lights on each side,all the sparks decision to put them this way

    its a dormer bungalow by the way 65ft long

    its a good point, make sure that your downlights are CFL and that 2D and flourescent lighting is installed where possible, would only cost a little more now but save in the long run, I'm in my house 4 years now and I have changed only one lamp, (as in the others all still work ;) )

    Dont know if youre down the west or not but prices for work hereseem much lower than those i see quoted for domestic work jobs in urban areas as little as 2 to 3 thousand for smaller houses and much larger houses 6 to 10 thousand depending on spec unfortunately

    yeah, i have seen similar prices to those dave, I have also noticed that for one offs or anything below 20 units that the cost goes up.

    If he's a mate I would suggest taking the potential risks highlighted by fishdog on board which might otherwise result in loss of mate and/or an unfinished botchy job. I haven't taken on many new builds, but the feedback here seems to be that there is a possible underpricing.

    A solution might be to agree an hourly rate for time on site and that you settle accounts for materials and connection fees. I followed this route for someone to whom I owed a favour to recently and it worked out fine for both sides.
