Attic Conversion - Planning Needed?

    Hi, I have checked the Planning Issues sticky but didn't find my answer:

    I wish to convert the attic. The job is a simple one, there is no major structural work involved.

    Now I want to get the work carried out to ensure I obtain a certificate of compliance for the work in case I sell the house in the future.

    My question is do I need planning permission to convert an attic into two bedrooms and a bathroom? I will not be adding windows to the front or back walls but I will be intending on putting in about 6 velux windows (3 on both sides).

    I heard mixed opinions on this, some say you don't need permission, others say you do and it is a common misconception that people think you don't need permission for velux windows etc.

    As I want to do this all above board I don't mind, I just want to get an indicator. I am going to get in touch with an engineer anyway so hopefully he will help out also.

    Have a look on the second or third page, their should be a thread on the issue, its a little long and heated but it covers all the angles I feel.

    In my opinion you don't always need planning, but in your case you do. The velux windows require it, but you have to apply for it all together.

    As for no major structural work, do you mean its a standard conversation or are roof members large enough already to hold increased loads. Check out part B TGD on fire safety. There are implications for the above.

    Thanks for the prompt reply Mellor.
    I believe it is a standard conversion, the existing joists are done in a way that nothing is obstructing the area that will be converted (hope I am making sense!).

    Hi there,

    Basically, if you want to call them rooms and put in windows you need planning permission. Otherwise you can convert the space but if you are selling it you cannot sell thewm as rooms.

    cool, well i think i am going to go ahead and apply for planning as it would make it easier to sell in the future if I had a certificate of compliance for the work.

    What you call the rooms has nothing to do with planning.
