Building in Dublin

    I recently bought a site in South Dublin and have applied for planning to build a two storey over basement detached house totalling 190 sqm (2040 sqf).

    We got the first estimate for cost of construction recently: €2,000 sqm :eek:
    This estimation was given just from looking into the plans, without discussing the type of construction, and the basement was not part of the drawings at the time. It excludes architect, mains connection, and site survey.

    Does this sound like a reasonable price? Are construction costs going down a bit with the downturn in the market?

    My first impression after hearing these prices is that it would probably be cheaper to fly in a good gang from Germany or Eastern Europe to do the job...

    (I will start another thread to get some views on the type construction since we have a few options we are considering)

    that's about the rate in this part of the country all right . more when you add the "pretties" , like flash kitchen , swanky bathroom fittings DG garden . gotta keep up the Joneses you know ...

    I would have said that you could negotiate that down by about 30 - 40k, however I would guess the basement has no exposed walls and is completely below ground level.... and that will not be cheap.

    Allow 100k to kit out the interior to a decent spec as well.

    All in all for Dublin I would say that is in ball park.

    Building costs outside dublin are €120 per sq/ft excluding the basement

    Shop around, that builder imo is having a laugh.. particularly when i kmow a number of blocklayers alone have reduced their price by up to 50%!!

    There is a number of reputable builders that are not as busy now and need work..

    Do me a favor, shop around.. outside dublin..

    I think because its south dublin this guy is seeing $$$$$

    Most prices do not include the finishing touches..

    If i were pricing that id price all to "standard" give an allowance for each, and if you want the extras.. you pay for it.

    There are plenty of builders working at the minute. Steer clear of buiders that are out of work they must be cow boys and like wise with all other trades. Things are slow but a good tradesman always has work. You did get heavily over priced though...

    the downturn is really only in the big developments and the market for one-off builds is still pretty strong, hence the price looks okay

    You will need a deep pocket for the basement, assuming your 200 sq mt is over 3 floors the basement will be 70 sq mt, depending on ground conditions, could be another 100k

    Search the C+P section here for basements and you will get loads of ideas, including some 'dont do it'
