Brick v Block and plaster exterior

    I am in the process of concluding the purchase of a site with full planning for a 2,500sqft dormer. I am 95% happy with the house design, but the 4.5% of the 5% I'm unhappy with is that the exterior is specified as red brick in the plans. I like red brick, but I'm pretty sure that it is very costly - which I have a problem with!

    Would anyone be able to give an indication as to how much extra the red brick would cost above and beyond a simple block and plastered exterior. Also, I assume I will have to apply for planning permission so that I can go with block and plaster - is that the case???

    I have no idea of teh cost difference, but you definitely would have to apply for permission for 'change of facade finish'....

    Speak to your planner and see if they will consider this as a minor amendment. You will have to submit revised drawings to this effect and the appropriate fee. You will not have to put up a site notice or put a notice in the newspaper.

    A m2 of 4" block = 11 blocks @ .55cent each = €6.05 add plastering €13.84 /m2= €19.89 add mason at €.95 each per block =€10.45 Total = €30.34

    A m2 of brick = 60 Brick @ .55 cent each = €33.00 add for mason €.90 per brick =€54.00 total = €87

    Over €50 a sqm would cost me over €10,000 and possible €15,000+ if the brick we "really" want turns out to be expensive!

    Going to have to face the reality and look at changing planning...

    Ya its pretty drastic, there will also be solider courses and heads to take into account with the brickwork.

    .55 each is for a cheap and cheerful brick i ordered yesterday. €550 per thousand.

    I don't doubt your figures, I'm just dreading the thought of having to re-apply for planning!! Buying it with full planning was a god send in the firts place. I'm in the Laois kneck of the woods so there isn't any real room for "minor amendments" from what I've been told

    Carlow County council wouldn't grant planning for all brick unless it was within a large town boundary, is there any dwellings near your site getfit? if so what external finish have they got? I think if you booked a meeting with the planners you might be surprised at how they will allow to change the external finish to plaster, depends on whats around you reallly.

    Just to keep ye up to speed lads. I have applied for a pre-planning meeting with the intention of asking what is the prodedure on minor amendments, be it by officail application or requesting written consent from a planner.

    It may be into the new year before I get a date, but I'll report back with whatever feedback I receive.

    Another question I will ask at the meeting - which lads here may well be able to clarify for me anyway is --
    Will I be able to commence the build on the basis of the existing permission - to floor level. If at that point the new permission is refused on the change of brick to plaster I'll just keep going, but if the permission is granted I can keep going and work away with normal block. If there is no decision I can just hold off for a few weeks/months.

    There's a good bit of demolition of old sheds and possible messy groundworks to be done and it would be handy to get that dirty slow ground work out of the way while the new application is trudging it's way through the red tape!

    I can't think of a reason that you can't start. If they give the go ahead for amendment there is now problem, if they refuse its build as it.

    If any of you are wondering what happened here I just tidied the thread up a bit as we were discussing essentially 2 different matters. All the posts here that were in relation to the subject of "minor Amendments" have now been moved to the Minor Amendment thread

    They will be a wee bit mixed up in that thread but you will get the gist of it.
