Roof costs

    Folks,

    We're currently waiting on our hollowcore and Ive been getting prices for roofing in the meantime. 1 roofer, who is excellent, quoted me €25k and I was wondering how that compares to prices out there?
    The house is 2200 sq ft, storey and a half at the front with 2 dormer windows, and a 2 story at the back with a Velux. That includes supply and fit of everything, scaffolding (no time limit), timber, felt and Blue Diamond slates.

    How does this sound?

    Mine is €25000 for 2160 sq feet bungalow offset cross in shape, one room vaulted/sky tubes /two velux in sun room plus roof garage 250 sq feet.
    All materials timber /felt / lead /tiles tegral trutone plus included.
    I got scaffolding when tiling was/is going on. 2 weeks .weather permitting.

    that price is not bad at all, you might be able to negotiate it a bit further
    after all he'll be able to claim all the vat back on the material price
    (most likely that's why he wants an all in price)

    personally, i don't like the materials supplied price just incase of skimping
    (i bought timber slates etc for my roof in roofers name then gave him the receipts);)

    but if the guy has a good rep go for it, without looking at the drawings
    the scaffolding alone could cost you 4000 yoyo, you're possibly looking
    at 11K for timber, say 6K for the slates, and another grand or so for the felt.
    (depending on quality)

    just make sure you're happy with the quality of materials used

    Thanks a million folks. I know this guy and he's got a great rep around Galway. But when you're not in the business 25k for anything sounds like a nice amount of money!!!!

    I got a quote of 13k for trusses on a 248m² house with an external garage, gable ladders and the straps, underlay and battens were all included in the price
