Verbal Contract - automatic expiry?

    From the position of the seller rather than the buyer. We are selling a mobile home which is in situ in a mobile home park. About 2 months ago we had an expression of interest, he made an offer, there was some negotiation and we said ok to the offered price. This guy was due to contact us again when he had gotten his finances in order within a week. He didn't ring for about another 3 weeks after that to say he was still interested, but he was still organising finances and would ring again the following week.

    That was the 9th of November and we haven't heard from him since. When does our verbal acceptance run out - or does it ever? We may have another interested buyer - do we have to contact this other guy before we do anything with the new interested party?

    Technically a verbal contract isn't worth the paper it's written on. For such a substancial transaction (I pressume you're not selling the mobile home for a fiver) you should have something in writing.

    From your point of view you gave him the week he originally asked for and while that deadline wasn't set in stone once he failed to contact you within that week you can tell him to stuff it and sell the mobile.

    It's always wise to tell the person that you're fed up wating and are selling to someone else just to be sure.

    I'm sure someone around here will put that into legalese for you.
