Pricing materials/supplies for a new build

    Does anybody know what’s the best way to try and calculate the material cost only of building a house. I hope to use poroton so I have the obvious things like walls, rafters slates plastering materials etc covered but I know I’m probably missing out a whole lot of stuff. I phoned a local quantity surveyor and the only service he was interested in providing was a price per square foot for a conventional double leaf cavity build. What he said I’m looking for is a ‘materials take off’ on the project but he didn’t know exactly who would provide this service. Any ideas???

    It would be tricky enough to get an exact figure. There is no real rule of thumb, other than price per sq.foot, but as you can guess thats pretty vauge.
    Go through the design listing quainities needed and price them.
    This way it will be as accurate as you are. If you calculated the concrete in the foundations you will have an exact figure, if you estimate it you will have an exact figure. Also, keep this quainities handy as they will be useful when ordering.


    As for materails you are missing, concrete and insulation are not listed. It all depends on finish you are counting, structure only, kitchen and bathroom fitted, fully finished
