    I have just received Planning permission for a 2000 sq ft bungalow in Foxford, Mayo. I have some good quotes for the timberframe from both Clarkes and TMB and am now looking to price for the external works. I am hoping to get a builder to do the groundworks, blockwork, roof, etc, and do the internals by direct labour.

    Are there any builders in that area you could recommend ?

    Sorry for going off topic, but, ss I hope to start getting quotes soon myself for a TF would you be able to give a ballpark for the quotes you got from Clarkes and TMB

    TMB was €32600 incl. Vat supply & erect basic kit
    Clarkes was € 37,000 incl. Vat supply & erect basic kit

    I would suggest you look at getting a price from a local carpentry company who build T/f houses on site. The majority of those I have seen are better built, more timber used and structurally sounder.

    You also have much more flexability in that you can change sizes of rooms easier. Obviously you will have to pay extra for any changes made but they can be done much cheaper on site.

    More timber doesn't always equal structurally sounder, it does however reduce the u-value. how does it compare in cost.

    As for changing the size of rooms, thats fine, but i'd rather have everything perfect before any work started.

    Are there problems with banks and ENgineer's signing of a on a TF house that has been 'stick built' as the Americans say. That is built on site by skilled carpenters.

    Just get an engineer who is prepaired to sign off the property before you start!

    My understanding is that as long as the engineer has indemnity insurance and is prepared to sign the property off, then the bank are ok.

    I believe that the banks will trust the engineer's judgement (& his insurance).

    I built with an ICF system and the engineer was happy to sign it off and the bank had no problems with it!

    Thats pretty much it, the banks don't care as long as the engineer is happy, they have no training to assess so trust his (an PI of course).
    In the UK its different as building control play a more active role, esp on non standard construction.
