    Standard timber frame €40183
    Structural insulated panel ie Tek €102530
    ICF €40325

    These prices include the the roof

    NOt all Timber frame quotes are for same spec. You may have to list what's inccluded and not included to get better idea. The price you got looks good to me. There is a company in Thurles that I have found to be very cheap and efficient.
    Small point, make sure large truck can get to and from your site.

    thats a big difference for TEK.. hav eyou tried both companies.. ie the wexford one and the galway one???

    SIP prices are a mad price, if I was going off standard it would have to be ICF, but as I will just have to pay for materials it going to be standard block wall with 75mm insulation for me

    So, gally74, what was your qoute for SIP build? I'm curiouse to know is it a good alternative.

    hello,

    sorry for not getting back sooner, when i looked into the quote it wasnt for SIP in the end, they said they have had issues trying to sell it and have improved their normal TF design,

    i am thinking of going with them
