    Hello all,

Does anybody know anything about a certificate we will need to sell our houses to ensure the are properly insulated?

If this is true, when does it come into effect, what are the regulations and who submits the certs?

Can't find any info on the subject online, your info would be appreciated.

    Thanx
    M

    start here: http://www.sei.ie/app_ber.asp

AFAIK from jan 09 for all properties, [unless ur house has a provisional licence which means it will always have to be accompanied by a house with a full licence:D]

HI MD - the certificates aren't intended to ENSURE homes are properly insulated - the certs will be issued to you whatever level level the house is insulated to. The worse the energy efficency - the lower the cert will be.
It is you architect engineer builder who are the only ones who can ENSURE the house is insulated properly (Even the guys issuing the Certificates have to rely on information forwarded to him by the builder)
