    Folks,

Is there any way to roughly work out how many blocks a house and garage would take by looking at the plans?

    Folks,

Is there any way to roughly work out how many blocks a house and garage would take by looking at the plans?

if u have the elevation drawings: then u will have the length and height of each wall.
say 1 wall is 13m long and 3m high ( from foundation level)

then the area of blockwork is 39sq meter

if u are building with 4" solids: they are 225 by 450mm and u need to double if doing a cavity wall

so 39/(.225*.445*2) is the number of blocks.

for first cut ignore windows and doors

there are 9.88 standard blocks per m² on their edge and 20.22 per m² on their flat. for materials deduct for opes for labour measure straight through.

    Standard blocks are as follows

laying on the flat 20 per square metre

laying on the edge 10 per square metre

    measure thru opes and doors.

Op, what size garage are you building? Would it be possible to get an idea of you what your costs are going to be, I hope to build one next year but have not a clue of how much it will cost.

    Thanks

Hi yop. We got figures from a friend last night.
    House - 8600 blocks
    Garage - 1600

He gave us a price of 11,000 for the lot.

Are we talking about material cost or labour?

    I assume Labour

    €11,000 for 10,200 blocks = €1.078 per block

Ah right, u are building both together. Sorry I thought you were doing the garage only. What size is the garage?

    Hi Keith,
Using exact figures I think it was about €1.05 per block, which seems pretty good. And he can start next week which is a big plus for us.

    Folks,

Is it normal to have to hire the mixer for the blocklayer?
I just called this guy about the price and he said that the home owner normally hires the mixer as he doesnt have one himself.

Tell him to go shi*Te, ask him does he want to you to supply trowels and hammers next.
My answer to him would "NEXT". Get your next quote lad.

In fairness there are a couple of individuals I know who operate this way and are damn good block layers. Its certainly not ideal but its no different for example from the plasterers asking you to hire the scaffolding.

What whiterider needs to do is price the cost of mixer hire and add that to the quote and see if he is getting a good deal or not compared to other prices.

Just did that yesterday muffler. A 1 bag mixer works out at €92 per week and I was told that he would need it for about 6 weeks. Works out at about €500. That makes his quote €11,500. The next quote I got was from a great brickie who supplies all the equipment and he was charging €11,200. So we're going with him. It's too much hassle to have to hire out the mixer for the other guy.

Bear in mind that you can buy a one bag mixer for €650!

Thats what I was thinking jollyman. Ive known this guys for years and he's not short of money! I think it's just strange to give a price and expect the home owner to foot the bill for a mixer. Especially when it the weather gets bad it could push up the cost by €100 per week.

Exactly, it seems very strange to me that a man in his profession would not have a mixer, it would have paid for itself 100 times over at this stage!

Looks like it has lost him a nice little contract now anyway, maybe he will know better in future.

True, and it wouldve been local for him too! Anyway, blocklaying is due to start in 2 weeks. Wont do the raft any harm to have it set for an extra few weeks. I'll be alot happier when I see some blacks starting to go up!
