Builders Suppliers Pricing New Build

    Guys,

    Would appreciate any help.

    I am due to commence a self build in two weeks. Has been two years on the go to get planning permission so cant wait to start.

    I want to compile basically a shopping list to hand out to the four or five local builders merchants, to compare prices and to see what sort of discounts deals i can get.

    Has anyone actually done this, the list would include all the usual like radon, dpc, cement, insulation, timber, etc etc.

    Is this the best way to do it? It would make it easier for getting value for money for the different material.

    I can draw one up, after all thats what im qualified to do i suppose.

    But i was thinking more along the line of getting their best price per roll, per bag, per metre. etc

    I know they could probably negotiate the cost depending on the scale of project but i reckon once i tell them its 4,100 sqft they would be pleased!

    Would this work? I am trying to come up with the list at the moment, the only thing is my knowledge of plumbing is seriously lacking.

    I literally did that last week with a list of everything up to roof level. There is a huge difference and the Big name companies were the most expensive, the local hardware guy is as good as any.
    That was my experience.

    Thanks Pete, any chance you could post the list so i can compare it, would be a great help. Did any of the companys not price it, did you drop it in personnaly or fax it through and stick your mobile on it for correspondance?

    This is the list i have so far if anyone else wants to add to it or has an idea of the spec of various items it would be great.

    Also i have left the plumbing out as i have no idea of it.

    Superb idea Jollyman.
    Currently in design stage with wife before planning/ quotes etc. so it will be great to have this when i finally start! Pete6296, if you could throw yours up too we'll all give you a virtual pat on the back :D .
    Now I'm off to try to find cad drgs of houseplans on the net so I don't have to start from scratch. If anyone wants to upload their drgs or pm them to me, please feel free! Alternatively if anyone wants to volunteer to sit in on a "design" meeting with the wife please form an orderly line :rolleyes:

    Better explain:

    We sat down properly for the first time last night to start our design & I would imagine it'll be a year before the design resembles anything remotely normal. I think she is stuck in a daydream & believes shes married to a premiership footballer :rolleyes: She's even taken out a subscription to some house magazine..........

    Right Smashey I'll let you take my place........:p
    Try explaining to her that an ensuite will not be necessary in all kids bedrooms, that walk in wardrobes do not need to be the size of the master bedroom. etc.etc.etc. Half expecting to hear she wants a walk-in fridge next.

    Apologies for going off topic. Needed to let off some steam.

    Guys i have also attached the cost plan i have prepared for my house may be a useful reference for some of you out there.

    Anybody any feedback on a plumbing shopping list for oil heating?

    Thats invaluable info to someone like me just starting out. Without a breakdown like yours my budget would probably be way too low, but seeing all the elements in black and white is a godsend. Thanks again.

    Guys i have another excel file that would be of great use to selfbuilders its a boq i have drawn up for my own, as a zipped file it's 256kb is there any way of attaching this?

    You should be able to attach it if you look at the attachment manager under the reply screen.

    Irish1, I would love a copy of your plans. Would be a great starting point for my own home. Hope you got planning for it, really like the proposed vaulted kitchen ceiling idea. PM sent with my details.

    I work in a builders providers for 10 years and honestly, its not practical, only the carpenter can give you the roof material quantities as he is the guy that will decide on the timber based on the plans.

    Its best to get the individual lists from the contracters for each job and price around.

    I calculate the timber also, so will Just put on the list as per all other materials, i have two fully priced schedules back so far, ill post a summary of the final results when in.

    Jollyman, I'm very interested in your info, blog, pricing etc. Thanks for sharing. Unfortunately I don't have Excel and OpenOffice Calc won't display the prices in your costing spreadsheet. Any chance you could copy and paste into a Word document?

    Do you (or other readers) have a price per sq foot total build cost using sub-contractor route, including materials, labour, design fees, etc. but excluding site purchase cost?

    Thanks muffler, that's great - a lot of good info. Prices seem to vary hugely between €50 to €120 per sq ft depending on materials chosen and amount of work done by owner...though most seem to fit between about €80 and €100 per sq ft.

    8Track, i have put a copy of the cost plan up on my google page site link below. I will post in the coming days with prices for contractors.

    Regarding the price per sqft it can vary a lot, a builders price is generally €80 to €120 per sqft if you go direct labour / self build you can make savings have seen a range from €48 (the mad chef) to as much as you like to spend depending on the spec you like!

    You'll get your best prices by contacting a rep or a branch manager,They may agree to set up a account for the duration of the build which would be handy for you in the long run.It may not always be you going to the suppliers and you can phone in orders off site and don't need to be on site to take delivery
    Don't go to the guys behind the counter.
