Building Costs in Donegal.

    Can any one out there advise me on Building costs in the Finn Valley area, (County Donegal) and what way to start a build, site is ready, planning on way, hope to start in spring "08, it"s a 2000sq ft storey and half, really jst looking for costs for founds, blockwork and roof? Got a turnkey price of E65 a sq ft already, i wud be greatfull for any advice. regards S.S.

    I dont see why you had to post this twice.

    Anyway I'm moving this to the construction, self building, architecture & planning forum.

    Go for the turnkey option as I dont think you will get it any cheaper going by direct labour. In fact I'd be very sceptical about the turnkey price

    i agree that seems a very good price but it depends on the finish you go for inside, the shell of the house is it the cheap part, its from there on that you start to spend money.

    That turnkey price is superb... We couldnt come close to that for full contractor build.. I'd recommend fleshing out the details on the standard of finish & materials..

    Your turnkey price is suspiciously low. Most insurance companies allow about €130 per square foot for rebuild costs in Donegal, and from my personal experience that's a pretty accurate figure for a complete build.

    I don't know about Donegal, but I can give you some idea about the starting costs of a self build in leitrim. My house is 1950 square foot with a 500 square foot garage. Here are the costs:

    Planning and engineer fees: €2500
    Site excavation €2500
    Stone for roadway: €10200 (its 400m long and gives me access to a beautiful site overlooking a lake)
    Steel for foundations €450
    Concrete for foundations €2200
    Labour for tieing the steel and laying the concrete in the foundations €500 cash - (brother in law)

    Started the blocks today - have a price for building the house which is €10500 cash plus €1 per block for the deadwork - looks like there will be 2500 blocks in the deadwork. So €13k should do all my blocks.

    This is as far as I am, so if anyone can give be the cost of buying blocks I would be grateful.

    My aim is to keep costs to a minimum. I hope to do a lot of the work for cash - my brother in law will do the roof and all first and second fixing for cash and I will be able to help him. My friend is a plumber and he will plumb the house for cash. I'm very happy with the way it has gone so far. I started excavations on the site on October 1 and by this friday, the dead work blocks will be built.

    I hope that it will work out at about €65 per square foot, so my advice to you woul be to take this price and pin your man down for it. It will leave you with a cheap house and little or know hassle in comparison to what i am going to experience.

    I don't work for an insurance company - but I do have experience of self-building in Donegal. If you trawl the websites of the major Irish insurance companies you will come across sample rebuilding costs. Here's one such source:

    I know I came across €130 per square foot for Donegal at one stage, and I noted it because it was more or less what it cost me to complete a 1600 sq ft 2 storey house (including all finishes, bathrooms, kitchen, but not landscaping).

    Of course everyone's experience (not to mention taste) is different, but it's a good average figure. That's why I think the quoted price is too low, and I'd look carefully to make sure it includes everything the OP expects it to include.

    I have a feeling that the OP was prehaps quoted €165/sq.ft turnkey
    As €65 is unheard of, unless the as far out as the extreme north west really gets such deals.
