Im just wondering what is the going price per sq ft in the meath area and also would we be able to haggle the price down with the contractor if he was to build the 2 houses at the same time??

    Hi..
3200sq ft 1.5 story Selfbuild in Cavan. Currently running at €70 per sq foot. Spending a little extra on insulation & solar panels, price includes all fees etc.. Have crunched the numbers plenty but cannot get down to numbers being acheived by others on the forum.:(
    Cheers..

    Hi..
We used family labour to get up to sub floor.. From there on we're subing out everything... We were choosy on our tradesmen so the finish would be as we want it.. We're only using trades that were either recommended by trusted sources or that we've used before..
From looking over friends build cost estimations I've seen examples of people fooling themselves on what they include as a cost... I include every spend/cost and have a €5K contingency fund (this was €10K but I reduced as other spends croped up).

BBam living in Fermanagh here, and intend going this route as soon as possible. What do your figures include? Do they include kitchen, bath rooms etc?

    Hi..
My price includes everything except the cost of site (I do include legal fees), right up to flooring in the primary rooms to get me in.. It includes kitchen & bathrooms but not painting or grounds work..
I did have to spend ~€2K :( extra in foundations at engineers request and deadbuilding was deep on one side due to the nature of the site, this added aboout another €1K.. I have a water supply on site so there is only €300 for the water supply:)..
    Cheers
