Getting out three weeks in

    Hi

    moved into a house two weeks ago. after a ok start realised was a big mistake. four of us the house. we did sign a contract was a year's lease. the contract was a standard one begins with "memorandum of agreement'. but i have read up and down and can't see anything about with holding deposit if i break lease early.
    two things are the shower upstairs the pressure is really bad, we have said it to him but he wont do anything he said he might look into it but if we kept at him he would jsut advertise the house.
    second thing is back door there is two doors to the back garden one through a utility room and the patio door. the patio door is very hard to open. we asked him to fix this and he said he wasnt going to fix it.

    so we decided this is not worth the hassle and want to get out. now we are going to give him the proper amount of notice 28 days but does anyone know is there anything in that contract that means he can retain our deposit. just want to know in case he come back with im keeping your deposit speech.

    you really should read your copy of the lease, at the very least it should give you an idea of whatthe landlord has agreed to maintain, etc
