    Can anyone help with prices - even a ballpark figure would be great cos I don't even know where to start.

    I have a concrete 2 bedroom cottage in the burren with a derelict stone outbuilding that was the original dwelling untill the current cottage was built in 1930.

    I would like to do the following but haven't a notion what kind of figures I'm looking at. I would be contracting someone in to do everything except the decorating. (I have already had the cottage rewired and replumbed)

    1 Demolish an existing lean-to and concrete rainwater tank (sink plumbed into lean-to)

    2 Build a two storey extension at the back, Incorporating a large living room with patio doors and open fire & an attic bedroom master bedroom with ensuite

    3 Open out the existing attic into the extension and renovate to make it usable (would mean moving beams and adding windows)

    4 Put in a new septic tank

    5 Renovate the outbuilding into a self contained chalet. This is a big job although the walls have already been raised 2 feet by the existing owners and a new galvanised roof put on it is otherwise derelict. I would like to thatch the roof, add a couple of windows (walls are 3 feet thick!) Lower the concrete froor in one section so a loft bedroom could be added and put in a bathroom and small kitchenette.

    6 Change the existing bathroom in the main dwelling to a bedroom and move all the plumbing to the room beside it.

    7. New windows and doors throughout (currently Large front door with glass down each side, back door, 5 interior doors 5 large windows)

    8. Finally break through a bricked up wall in the kitchen and reinstall the 3 foot x3 foot window that was once there.

    If anyone can price any of these points for me I would be really grateful. So and if anyone has tried renovating a near derelict in Ireland and can give me any advice and tips that would be good to. I am armed only with alot a patience and determination and a mini pink swiss army knife :D

    Costs vary depending on location. You might get some ideas here.

    Add the cost of getting a site analysis done to this.

    You should be able to source these locally and the prices will be handily got.
    I am armed only with alot a patience and determination and a mini pink swiss army knife :D
    You're gonna need all that patience. :D

    It would really be one story with a liveable attic, having said that all the new houses that are being built in the area are two storey monstrosities! They are less strict on planning permission than you would expect!:(

    Chanpan,
    if you can I would raze what is there to the ground and build urself some well insulated, energy efficent accomodation.

    All the items u mention are just going to vacuum up the money in a concrete construction from the 30's.

    The attached would be a good place to start

    Might be a problem if the existing cottage is classed as habitable.
