changing engineers as build commences

    ok, basically we've finally had enough of our engineer/architect and have decided to change. We know a civil engineer that is going to take over the project for us, whom we trust implicitly.
    The clearing of the site has begun, so he'll be hands on within the week.
    My question is this:
    We have already been approved for mortgage and when this application went in, we used our original engineers details to provide cost breakdown and professional indemnity to the bank.
    What do we need to do now, in relation to the bank? Is it a big deal changing engineers at this early stage - we shouldn't need to draw down on mortgage until 3rd stage payment, which would be approx 4/6weeks we think, so we have a bit of time to get things sorted. I assume we'll need to send the new engineer's professional indemnity to the bank. However, do they need a new breakdown of costs from him? Or will the original stand?
    Also, any idea of how long it will take for bank to process this? That might be like asking 'how long is a piece of string?', but maybe somebody there has experience of changing after build commences.
    Is there anything else we may need to be aware of with this change?

    What is in the contract with the current engineer to cater for this.

    If he is irritated he may well try get a court injunction to stop you using any of his input until you pay him....perhpas in full.

    He may also write to the bank re not using his material.

    Its all down to the paperwork

    ircoha - woah, you've just put the scare on me. We don't have a formal contract with our current engineer, so I don't believe we have a problem there. We literally pay as we go along, i.e. paid in full for the planning application, and any changes to folio, etc. So, there was no formal agreement in place for him to be the engineer on site also. So, all his invoices to date are paid in full.

    I cant really see a problem so long as you provide the bank and your solicitor with the new guy's details, PI cover etc.

    You will however need to settle up with the other guy but the bank will still use his original estimates in any event.

    I did not mean to scare you but as I said, its all down to the paperwork and then his/her attitude.

    If there is none and it has been a pay as you go job so far then there should not be a problem

    thanks for the info guys. Yeah, i think it'll be ok. Was talking to broker who has organised our mortgage with bank and he only needs the PI from the new engineer. We'll have that today.
    Glad to hear that the original breakdown will be sufficient, cos really, the new engineer would just be re-writing the same breakdown.
    Just have one more invoice to pay to original architect/engineer and then transactions complete - just as well we had no formal contract so.
