Building this house

    Im in love with this house

    im currently saving my ass off to buy a house while the market cools im also renting at the moment...

    this house is something id be very comfortable in but im not mad about the location.

    If i bought a plot of land somewhere closer to the city and made contact somehow with the architects of this home what would i expect to pay for the plans alone and then building of it and roughly what time frame would i be looking at ?

    I'm not sure exactly what you want to do. Are you talking about a price for just the design, or for design and planning, or for the whole lot to final completion? Hard to give an exact answer either way.

    You wouldn't necessarily need to find the architects that design the original house, fyi. Just having a few photos of that house to show any competent so he could design something similar should be enough.

    typical architect will charge you 6% of the build cost to planning stage.
    (ie. build cost = €200,000, architects fee = €12,000)

    then a further 6% for the management of the building works, site inspections etc etc and signing off.

    so 12% as a total cost.
    but you can haggle on that too, maybe get him/her down to 10% or as best you can.

    My hubby is an engineer and does house plans all the time, the problem is you might not get the exact house you want as the local authority have their own ideas of what they want in certain areas. If you have a good idea of the layout i would go to an engineer as they are usually alot cheaper than an architect and they do the very same job!

    My 7 year old daughter had tummy pains so we took her to the local Vet as
    they are usually a lot cheaper than doctors and they do the very same job!

    I wanted a birthday cake for my wife's birthday so I went to the butcher as they are usually a lot cheaper than bakers and they do the very same job!

    I was having problems with my central heating so I went to the local carpenter asthey are usually a lot cheaper than plumbers and they do the very same job!

    Edit by muffler: I was going to delete this entire post but I will leave it here as an example to others of what not to post. You are quite entitled to attack the post Echelle but not the poster. Those comments have contributed sweet FA to the topic and frankly I'm a bit tired of your rants of "Oh Im an architect and I know best".

    Im being lenient here and I will issue a red card for a 3 day period only. If you feel you have something constructive to add to this or other topics you will be welcome to do so then. But there will be no more negative debate or "putting down" of other professions.

    :rolleyes: I think that sunnyc just used the wrong words (welcome to boards).

    She was not saying that an engineer would design the house, just draw up a set of plans as directed by the OP.

    First post and you are throwing your tuppence worth in. An engineer wont do the same as an architect if you didnt already know that.

    Please refrain from statements that could be viewed as being a form of advertising.

    Getting back to the original question! You could always look in the house plan books "Bungalow bliss" and the like, maybe the library has back issues. You may even see something that looks better.

    Quite right, engineers are good at copying a design if you can provide them with it in the first place whereas a good architect will listen to you and design a house around your own needs.

    OP, what is it you like about this house? Maybe there are certain fearures you could highlight to an architect that you like and let him/her incorporate them into a design for you.

    As for cost of build, do you have a budget? €1,300,000 is the sale price so if you're not scared by that then you need to research the cost of a suitable site. Closer to Dublin city wouldn't be cheap. Then check what avg build cost per square metre or foot are in the area, might get some ideas from posters here. It's not your standard build so you may pay more for a builder (they don't like unusual stuff) Add in 10-12% architects fees, solicitors fees, etc.

    I think , you're really only going to get a ballpark figure without more details.
