Boundary Wall and Shed

    Hi,

    I have come home from work today to find my neighbour has built an 8.5 ft wall on his side of the existing fence and has also started to build a shed/ garage next to the wall which looks like it will be two storey or close to it.

    Does he require planning for this? The housing estate is new and we only moved in 18 mths ago. This guy has only moved in a couple of months. He told us he was buildign a wall but we assumed it would be the same height as the existing fence but it looks like the Berlin wall.

    What should we do?

    Well first of all you should establish if he got planning permission or not. If he hasnt then you look at what is exempt from planning. 8' is not exempt.

    The garage may be exempt but very unlikely though if its going to be 2 storey.

    Have a look at PL5 which is one of the planning leaflets issued by the DOE and can be viewed here. This will tell all you need to know in relation to the boundary wall and garage.

    As regards to what you should do - up to yourself really.

    If you can put good looking climbers on your side of the wall it might not be such a bad development. Might actually give you extra privacy.
    As for garage size there are limitations as to how high and large it can be without planning permission.

    Two thoughts.

    Will your neighbour be coming in to your garden to put the weather coat / dashing on the side wall of the garage if it abuts the boundary line ?

    Will any of the garage oversail or trespass in to your property ? I am thinking of eaves or gutters or the like.
