Got the tank cleaned out twice in the last 2 months and it is full again, so I am now fearing the worst. It has been there for the last 35 years so i presume it has given up the ghost.Do I need planning permission to install one of the new systems with the pump etc etc and if so what are the implacations of doing so?Any help on this matter would be greatly appreciated, thanks,Paul

Sounds like the outflow pipe to the percolation area is blocked, if you're lucky you might just get away with renewing the percolation pipes. EDIT: Avns1s, yes I should have said "renewing the percolation area" :o

As far as I know renewing an existing tank doesn't need permission as it is a like for like replacement.

Probably that the "percolation area" is all bunged up. The outflow from the septic tank carries a certain amount of solids. Most important though, it the amount of dtergent as it forms a great seal around the soakaway, preventing any water getting away.

You might get away with redoing the percolation area properly though imo you'd be as well to replace the tank with a PETU at this stage after 35 years of use.
