    HI am living in a beautiful house in Dublin landlord is a big child he has a drink problem he used to see 1 of the girls n da house nothing serious she stopped it as he would contact her when he was drunk anyways he still does this did so recently said that he locked himself out of his apartment and needed somewhere to stay so this girl said this ius ok she thought he could stay me da spare room this is what we though would happen how evere he did not do this this l went to bed this girl got home from work tried to knock on my door to wake me up then got me on my mobile said that landlord was asleep n her bed her door was locked he got n through the window after we managed to wake him up he tried to start a fight with him and started calling me names was about to snap but though better of it anyways the next day he said he was sorry to this girl but yesterday he said he is going to sell this house has threatned to sell the house he has done so previously always she he is drunk what rights have we not in regards to selling hosue ovioulsy he can do this but he says this every time he is drunk like this girl will jump n to bed with him to change his mind can we do anything apart from moving out to stop these threats annoying phone calls what rights do we have as tenants

    gvoernment advice for tenants. If you ring them they will probably be quite helpful (number on site)
    Then there is prtb.ie - you contact these people if you are taking action against your landlord.

    Rights as a tenant in private rented accommodation

    * You are entitled to quiet and exclusive enjoyment of your home.
    * You are entitled to certain minimum standards of accommodation.
    * You are entitled to a rent book.
    * You have the right to contact the landlord or their agent at any reasonable times. You are also entitled to the appropriate contact information you need to do so (telephone numbers, email addresses, postal addresses, etc.).
    * Your landlord is only allowed to enter your home with your permission. If the landlord needs to carry out repairs or inspect the premises, it should be by prior arrangement, except in an emergency.
    * You are entitled to reimbursement for any repairs that you carry out that are the landlords’ responsibility.
    * You are entitled to have friends to stay overnight or for short periods, unless specifically forbidden in your tenancy agreement. You must tell your landlord about an extra person moving in.
    * You are entitled to a certain amount of notice of the termination of your tenancy.
    * You are entitled to refer any disputes to the Private Residential Tenancies Board (PRTB) without being penalised for doing so
    * You have the right to a copy of any register entry held by the PRTB dealing with your tenancy

    You certainly could take this case to the PRTB as it sounds well out of order. Your flatmate should not have given permission for the landlord to stay there in the first place though as this muddys the situation somewhat. She should have called the cops after he broke into the place and explained that there was an intruder and let him try and explain himself.

    A case with the PTRB could take time to be resolved so at the end of the day, you're probably better off to just start looking for a new place to rent. The place you're currently in doesn't sound like it's worth all the hassles.

    wow have been renting for ten yrs now had not known that l was entitled to so much have not had any reason up to now to asked have rarely had a contract and never needed one we all hope to stay in house as llord is fully aware that he was out of order although he is going to increase the rent in 2 months time is such a nice house that we do not want to move anymore trouble and l know to quote the above to him
