Fees to planning stage

    Hi All,
    We just had a meeting with a Arch. technician about a 100sq.m single story extension. He quoted us €3000 to do up the planning drawings. I did a search but not much came up, so what should be the ballpark figure here?
    I reckon 1000-1500 is closer to the mark, considering that a successful 2002 application on the same extension already has the site layout drawing etc. done, and his hourly rate is €35.
    p.s. He is not qualified to sign off, so I will have to get an engineer to do tender stage/building drawings anyway.

    Where are you located? In my opinion, that price seems excessive but that's the way it appears to be in certain parts of the country. You should shop around.

    It does seam a little high, €35 as a hourly rate probably isn't uncommon. But even with using that figure is comes accorss as high. Extras shouldn't be more than €200, so €2,800 @ €35/h is 80 hours. 100sq.m is large, but it shouldn't take that long.
    Shop around.

    Thanks for your replies,
    I live in North Wicklow, so I suppose I'm close enough to Dublin to get Dublin prices. I feel that around €1500 should be a fair price. Then again I had RIAI types here who were looking for 10k!!!, needless to say they were shown the door.
    I got the feeling that it was very much a opening gambit, so I think I have a bit of horse trading to do!

    3000 is way over the top in my opinion, i charge that for one off houses in gardens.

    When you say "do up" the planning drawings, do you mean just the drawings or to make the full planning application including dealing with requests for further information etc through to decision??
    Also what are you looking to be signed off??? I assume this means Compliance with planning which is generally a separate fee anyway.
    Is this a nixer or someone who is working for himself. If it's the latter then i think it's a reasonable cost. If you want a nixer done there are plenty of people out there willing to do this. expect a nixer service though.

    Remember you're generally paying for the expertise of the professional and not just the paper the drawings come on.

    The price was just to draw up plans for a planning application. Further info and reapplications are €35/hr extra. He works fulltime at this. Anyway, I offered him 2k in the end, but he hasn't bothered replying to my voicemail.

    Obviously you're entitled to do what you like with your money and if you shop around i'm sure you can get it done for €2k or less even.

    On a side point though i wouldn't reply either if someone tried to haggle over such small fees. Doing a project within a company setup, with all the overheads that are incurred by a company and the time involved in doing this project for €2K, when VAT is deducted would not be worth it.

    Why is it people never haggle with a doctor or a dentist but will always question the fees of professionals in architecture?
