Hi there, we are close to putting in a bid on a terraced house, but in truth any plans to proceed, depend largely on total costs to renovate, modernise & make it habitable.

We are talking about roughly 1000 s/ft property, with potential to extend to the back (The neighbours have already done so).

To create selling potential further down the line, we would like to transform one of the upstairs bedrooms into a master bedroom w/ ensuite bathroom. As the layout currently stands, there is a small bathroom upstairs, which badly needs SPACE. The hope is to restructure layout downstairs, adding a utility room w/joining bathroom. Also have the aim to open up kitchen into the living room. Not sure if feasible, but also trying to create an open plan feel to master bedroom, making use of attic, by creating a vaulted ceiling effect.

What sort of costs are we looking at, depending of course on planning approval and successful layout from architect.

In this day and age, am i any way accurate with these cost estimates. Excuse me if not, as just started my research tonight.

Modernise & fit new kitchen: E10 - 15k
Install new Central heating: E10 - 15k
Electrical materials + labour ??
Transform & perhaps relocate upstairs bathroom: E4000
:(E2000 tubs n Tiles, E500 Plumber, 500 Tiler, E250 Skip Hire)
Windows: E10k
Flooring: Kitchen plus Living Room: ?????

Extension (For now lets say 5m x 2.5m): ???

Are my projects way out and can anyone fill in the blanks

Any help at all is appreciated
