    Hey folks,

    We just got granted planning permission on Friday. We are now waiting on the C3 and to see if anyone objects.

    What are the next steps in a selfbuild? Pricing and deciding on rafts, foundations, blocklayers?

    When you get the final grant, before you start, you'll have to submit a commencement notice. (It will be attached to the planning). If you are unsure as to what type of foundation to use, you should consult a structural engineer. Regarding quotes for blocklaying etc, speak to people who have built locally and get some recommendations, then speak to the builders yourself and get a few quotes.

    Cheers smashey. We are just waiting for the C3 from the planners and sorting out the mortgage at the minute. Then it's down to getting the site work started and getting the raft in.

    Dont forget to have the site registered in your names if you havent already done so. You have a mortgage so you will need to have someone there to supervise the works (unless its Homebond registered). You should also be looking at getting applications made for water, power, sewage connections etc - they all take time to process.

    Exactly why i needed some help with this!!

    Water - hoping to sink a well but if not we'll have to contact the local group water scheme. I think our engineer has done this.
    Power - Defo need to get on to ESB. Could take 12 weeks to get power ready for the site. Prob wont need it for a while but no harm to have it in the pipeline.
    Sewage Connections - It's a country house so we'll have a septic tank at the rear of the house.

    At this stage we are waiting on the C3 from the planning office. Then we need to agree prices with a groundworks person to ready the site and lay the raft. in doing that what will we need? Stone, steel, concrete, ????

    You will need all of the above and you should have some form of temporary water supply on site. As you are going for a raft you should get your engineer to outline exactly what materials and quantities you will require.

    Apply for ESB connection ASAP - there can be delays. Speak to your local ESB engineer with regards to installation of a temp supply..

    Thanks guys. Looks like Ive got a bit of planning to do this weekend so!!! Will chat to the farmer re temp water supply and get that sorted anyway. ESB form will be filled out later and Ill contact the engineer about the raft.

    We're almost at the stage where we can start our build - just waiting on the C3 from the planning office.

    We are wondering what to put down first in the form of a raft, or pour it ourselves and fill. What are your opinions or advice re rafts?

    Not yet. Is it not up to ourselves what to put down on the site? I know some people who are putting in rafts and others who are pouring themselves. Which is better? I know rafts are a little more expensive but are they better, worse?

    It's all to do with the ground conditions. If you are unsure, get it checked.

    Hi i am also at the same stage as your self whitelightrider waiting three more weeks for the c3 form from the county council, need to fill out a commencement notice pay 40 euro also have to pay 1400 euro on services which the council will not supply like water and sewage. have rang a couple of builders for prices on ground works and this can vary from 10000 to 20000 euro need to shop around. also need a engineer to sign off on different stages for the morage. again these guys look for between 1500 to 4000 euro.
    three months for the esb to get connection, 4 weeks for the water three months for eircom. your Arch should have said what type of foundation you require i was tould a Raft foundation.
