Building an extension... cost??

    Ok my friend has bought a house its about 900 sq feet. He wants to build a 2 storey extension with an approx size of 1700 sq feet, he seems to think that this will cost peanuts(lunatic) anyone got a rough idea on how much this would cost with electrics etc done???

    How long is a piece of string? Call some local builders and get them to quote.

    DIY Job no architect, engineer, planning fees, No main contractor

    Could be done for min 100k by a monkey who could lay foundations, block lay and plumb. Of course the monkey would want to be doing a three day week or the job would take until Christmas 2009.

    Sparks, Plastering and roof best left to the experts.

    Guestimate 80-100euro sq ft depending on where he is. Depends on finish required, groundwork, existing building etc. Will planning be a problem?

    Unless he's been hiding skills from me he'll need all of the above, his uncle "knows the building trade" and told him that he get it built plumbed wired windows and doors in for 35k, he told me i spat my dinner on the table in laughter.

    i know someone who got a 2000 sq foot extension it cost 190k approx probably more, i told my friend and he though i was mad, sure that'd buy you half a house he says, i said by building this extension you are going to triple the size of your house, 35k will probably be one of many stage payments!!

    Where have I used this phrase before? It is a valid point considering you didn't give us your location. Prices vary from area to area. Maybe if you had taken the time to read this sticky, you might have got a rough idea. As it is, we have had a few threads regarding building costs and there are no set figures. Also, you seem to be treating some advice regarding costs with disdain. The best way to get prices is to contact local builders. I would be inclined to lock this thread right now but I will let Muffler have a look first.

    Well, muffler has had a look and is not impressed by the OP's comments.

    What do people expect around here - miracles? Im good but I still never mastered the trick of supplying endless wine :D
