Need someone to do a snagging list for finished house

    Our building experience has not been a pleasant one to date. Apart from dealing with an absentee builder, our "professional, riai architect" has been a complete plank. He has been a complete disgrace from start to finish e.g.,:

    1. He messed up when laying out the site for the extension with the result that it was 3 feet too short. I copped this when I measured it AFTER the foundations had already been poured:mad:

    2. He didn't notice that 2 of the internal walls where being built in the wrong places. I noticed this and had the walls taken down and rebuilt.

    3. He didn't notice that 2 supposedly similar windows where built to be different sizes. Unfortunately I only noticed this after the windows had been put in place:mad:

    4. He gave the wrong internal layout for the master bedroom to the builder with the result that the plugs are all in the wrong places.

    I could go on but I'm just annoying myself at this stage. What I want to know is if there is anyone out there who you would recommend to do the final snag list as this eejit of an architect probably wouldn't notice if the roof was missing. I've tried the adverts section but there's noone listed. Please pm me if you can recommend someone who would do a thorough job.

    Well going from that post you appear to be quite competent, why not snag it yourself?

    Its very simple, be hyper critical, which as the client you will be anyway.

    The only thing that may be above your head is structural conformity, but you should pray to god that there is nothing like that in your build.

    Remember that the builder was employed to reach a certain level of standard of finish that you asked for.

    Make sure that your snag list is comprehensive and misses nothing as it will be an important document later if monies are retained.

    Turn on the heating first

    Go room by room start looking for cracks in ceilings then walls then floors, check that finishes like tiles and skirting are in place not loose and correct. Check all fittings, sinks, taps, light sockets are not loose and function. Open all windows and doors, check to see if their frames are not loose and that they are in good order.

    Check the attic space to see if insulation is present and correctly applied.

    Check the externals to see if all roof tiles/membrane is present and not visibly compromised.

    Ensure that all finishes are correctly as specified and that no element is damaged.

    Now check to see if the heating you turned on has actually worked.

    As I said HYPER-CRITICAL.

    Hi Dave,

    Empathise with you on the architect...we had one of those in the beginning and had to cut him loose before he made a mess of our house! (That was at plans stage!) A partially qualified guy studying architecture did our a fine job on our plans after that. He was excellent and a gentleman into the bargain. Our engineer was a plank too...was recommended to us and while he was great for paperwork and drawing down money, he rarely visited and then didn't bother getting dirty!

    Sorry to hear of all your woes. We all have those and just learn to live with them I guess. I might know of someone who might be interested in doing a snag for you. He does it on sites...also know a lady who might do it for you..if your interested I will talk to them and revert to you?
