New Letting: to register or not to register

    Hi,
I have let out a property for the first time.
When I brought over my PRTB1 to get the tenant's PPS details, he didn't want to fill it out. Now, of course I could - and should - insist, but I didn't want to aggravate him at the time so I left it. Without going into the details, he (and his wife) are, potentially at least, the ideal tenants, apart from this hiccup.

Anyway, I suppose the reason I'm posting is that I'm now kinda considering maybe not registering the tenancy.

What are the risks, and what are the consequences? There is one obvious attraction at least ...........

    Thanks,
    /M.

REGISTER IT. It's as much for your protection as the tenants!
I leased an apartment 6 months ago through Lowe in Rathmines, who I thought were a reputable company but they are absolute cowboys.
I've received no lease, they refuse to give me the landlady's contact details, i've lost a lot of money due to having no lease as up until last week I was a contractor.

I've not paid my rent in three months now after going through EVERYTHING to try and get my lease. I informed the letting company but they don't care. I told them I would be witholding rent, they suddenly sprang into action and said they would get in touch with the landlady. I never heard another word.

I don't think my tenancy has even been registered with the PRTB. If not, i'll be bringing them to court in January.
