attic conversion - time wait

    I'm going to get the attic converted. One builder says he can do it straight away while another says it will be after xmas and also he would be surprised if anyone can do it before xmas. Any opinions on this people?

    If the first builder was starting straight away and working full time he could have is finished before christmas i'd imagine.

    We booked our conversion in june and we were told that they would start in late september. The builder had a cancellation and did the job at the end of august. Only took them a week :D
    Our next door neighbour asked him when could he do his house and the builder said thanks to the SSIA's that he was out the door until early in the new year!

    Standard attc conversions take 1 to 3 weeks in my experience, depending on the type of roof, # of veluxes required, access restrictions, whether you want a bathroom up there etc etc.
    If you get a few good refs from the builder who is free now (make sure they are for similar jobs) and his pricing is competitive then go with him - just because a builder has full order book it doesn't mean he is worth the wait.

    Be very careful with attic conversions. 99% of builders ignore the building regulations when it comes to converting attics. There are usually white lies told about whether it is going to be habitable space etc, but if there is ever a clampdown on the regulations you could find yourself in trouble. there are minimum requirements regarding insulation, fire escapes and headroom among other things, that are generally not adhered to. Better safe than sorry.

    in our case it was, he had done a load of conversions in our estate, we checked a few of them out and got good feedback. He was a lot cheaper than other quotes, went up through where the built in wardrobe in the second bedroom was (all the other's said that it wasn't feasable, we would have to loose a big chunk of an already small box room :eek: )
    Had it all done in a week. Having done so many he was able to time everything to a tee between the plasterer, sparks etc.
