building a house--cost??

    ok guys, just wondering if a person had a site how much would it cost to build a house on it. I know there are so many variables but lets say an average 3 bedroom house?
    whats the cheapest you'd get itf or? is there a better price with timber frame houses

    You would need to supply a lot more info than an average 3 bed house

    I believe the average is approx €120 per square foot.
    Less if you employ direct labour and/or do a lot of the mule work yourself.
    More if you call a contractor and say 'please build me this house'.

    I don't think timber-frame is much cheaper, but can be built faster and has other advantages in terms of heat-retention etc.

    I think that price is very unreliable. Its good for a starting point but I woulndt use it for appling for a home loan

    If things like this you should be look at whole life costs. It maybe as cheap or a bit dearer now but over the long term its cheaper/

    Possible, yes.
    Especially if you can do a lot of the labour and/or finishing work yourself. And if you have mates who are electricians, plumbers, brickies and roofers and are willing to work for beer.
