    Could someone tell me the approx cost of building an average 5 bedroom drom house in Mayo?

    Thats like asking how long is a piece of string.

    WIll all depend on materials, finishes, labour etc

    Page 2 gives estimated rebuilding costs - I would presume that would be a good indication of what you are looking for.

    That guide is for estate houses with basic finishes and fittings. Add for anything above the basic. Plus all the extra bits for a standalone house - long driveway, spetic tank, power supplies, etc.

    Recently got 4 quotes for building a 2350 ft2 5 bedroom wall plate dormer in Galway.
    3 quotes came in around the 130 per square foot and one 95 per square foot.
    These quotes dont include the following:
    Kitchen, tiling, landscaping, heating system (solar panels & wood pellet boiler), engineers & solictor fees, ESB.

    direct labour - approx €75-100/sq. ft

    contractor - €100-150/sq.ft

    130/square foot.......you would probably be nearly as cheap to buy a house for sale at this price?

    Not far out. 85.00 is at the moment average even using a contractor, but if you do a lot yourself you can bring the price down by 20%
