Sun appartment - ground floor or upper level

    Hi guys,

    Im thinking of buying an appartment in the Cannaries and Im wondering if a ground floor or first floor would be preferable. The development is of appartments which are two levels maximum.

    I was wondering if one would have greater resale value than the other e.g. are upper level seen as preferable because of the security concerns with ground floor etc or is this even relevant?

    Also is north facing or south facing relevant in a place like the canaries?

    If anyone has sold a sun appartment before and has any other tips on issues that affect resale value then they would be much appreciated.

    Ground floor apartments are more expensive so leading on from that........better??!!

    Personally, with kids I'd go for ground floor, depending on the development you might also get private garden area

    The higher the floor the higher the price, and the higher the potential rental income. This is pretty much the case for most of the places we sell

    most apartmnts on ground floor need bars on balcony,to prevent burglarys,and they get all the noise from cars,traffic, passersby, they have lower resale value.

    Ground floor apartments are cheaper - for a reason. Security concerns are number one, bars on the windows look bad for you and your kids and for renters and their families. Subsequently, rental yields suffer. People don't like to be thinking about security on holidays. They won't rent it from you again.

    Properties with good views command higher prices, and the higher the floor, the better the view and subsequently the higher the weekly rent.

    I hope there's a lift in the apartment block.

    IMO , yes, south facing is preferable.

    Security is an issue where ever u go and the bars etc are a feature of ground floor apts. In fact it makes the upper floors less secure because they are easier to break into:)

    Re the apt, it all depends on the rest of the set-up. If the apts have big nice gardens and these are easliy accessible from the ground floor, then for familys with kids they are much more attractive than a first floor one where u have to carry all the kit up and down etc.

    If on the other hand there are no gardens and the apt is stuck up some laneway or on a main street etc then the 2nd floor is prob better

    The other issue with grd floor is that they can be cooler and hence may not need air-con. with the price of energy now aircon is getting v expensive to run

    A ground floor apt might open up other rental options for you.
    Wheelchair users and the elderly are constantly looking for accessible ground floor holiday accomodation.
