    Hi guys. going to start share 2 rooms soon and wonder do I have to draw up a contract or were would i get a dl of one thanks guys. I am only asking for your help and opnion. Nothing to do with legal in anyway.

    Contracts are pro and con to both parties. It would depend on the planned sharing lenght, pay, etc.

    Are you a homeowner or a renter looking to sublet part of the property? Thats the main point, if you have signed a lease then I would look for similar of them to avoid taking the full flak should they walk. If however you own then avoid a contract and just get a month in advance, remembering of course than anything over 500 per month must be declared.

    Note: Only answering because it had been bumped already and expressing a personal opinion not a legal one.

    thank karlito. I own the house and looking to rent two of the rooms. I know about the declaring tax thing just wanted to see what the story was with a contract thing

    No lease works for me, I just threaten them daily with a beating! :D

    Are you not obliged to provide them with a rent book, which is a de facto lease?

    I may be talking complete crap here though.

    Im not a professional, its just a room in my own home too help pay the bills. No lease works both ways, if its not working they get booted or vice versa, they walk.

    If my lodger asked I wouldnt have a problem supplying something but as he pays by bank transfer theres a record anyway.

    You do have to declare, but it can't be taxed.

    Under the Rent-a-Room Scheme you can earn up to about 7,500 euro before paying tax. This includes all bills, etc., any money you receive from the tenant.

    The "lease" needn't be overly detailed, but should include basic details and expected behavior.
