Stamp Duty

I am thinking about joining forces with my sister and buying a house in Galway City. However I am currently working and living in England but am planning on returning to Galway in the next 6 months, but this may change to 12. I am led to believe that as I am not a 'resident' ie not paying tax in Ireland that I may be seen as a foreign investor and as a result have to pay the stamp duty.

Is there any way around this. Also will I be wasting my time trying to get the morgag from an Irish bank? or should I try the english ones?

    any advice will be welcomed
