Remax are currently hiring agents. Here's the deal. Commission is split 30 / 70 in favor of the agent. In addition to this the agent also pays their Remax office 1800 Euro per month for use of the office and some admin support. The agent would also have to provide all their own marketing materials, leaflets, Business Cards etc and pay for their own phone, car etc. They would also be responsible for paying their own tax, prsi and any other expenses incurred. Does anyone know someone working in this situation and making a good living?

They make a fortune...not uncommon to make 100K + thats after your expenses. however it is a bit of a cartel.

    Estate agents.

From a point of law, don't you need an autioneers licence to sell houses?

I'm not sure about this but I have a vague memory about "so long as it's a private treaty you don't need an auctioneer" or something.

Auctioneers licences can be acquired quite easily.

As far as I know, the only qualification to get a license is that you aren't bankrupt or something like that. Apparently there is a proposal to ensure that there are suitable qualifications required to get a license in the future.

    Just looking at the sums:
If the commision on a house sale is somewhere around 1.25%, then a €300K house sale will give you €3,750, of which you get 70%: €2,625. You give the office 1800 a month, so €825 is left to cover expenses

Am I totally arseways here or I am right in thinking that only one house sale a month would probably leave you in profit?

Some months you will sell 5 other months like December and Jan are slow moving months so you will need a good cashflow. Also you have to promote yourself quite heavily to get the deals in.
