Stepaside Traffic

Been looking at houses up in Stepaside, Co. Dublin recently. There's a huge amount of development going on there, and with zero public transport (apart from the bus), I'd imagine the traffic must be fairly nightmareish in the mornings.

Does anyone on this forum live there ?
What is the traffic like in the morning from Stepaside getting on to the M50 southbound (e.g. going out on the new Cabinteely / Kiltiernan exit, and heading south to Wicklow) ? Is it a nightmare ?
How about getting in to the city (e.g. how long does it take to get to Sandyford Luas in the morning ) ? What sort of time does one have to leave to get there in reasonable time ?

Any other thoughts (positive / negative) on living there ?

    thanks,

    journeyman

Sure yoy have the M50 close by and a tram. This alone is enough to justify rampant development in this country. Once you buy, who cares how you get out of there!

(the above is a short summary of Irish planning)

I live in Dundrum and from there into town is a complete nightmare after 7:45am so I can only imagine it is the same in Stepaside.

Anywhere near the entrance to Sandyford Ind Est. is also jammers in the morning after about 8am. You'll be queuing off the roundabout at Leopardstown for ages just to go 5 mins to the luas park and ride. (At least it was like that about 6 months ago)

My friend lives there and it takes ages to drive to the luas stop. There doesn't seem to be a lot of shops or anything aronnd there, like cornershops, spars, centras etc. and that 44 bus is a nightmare.
