I am in the process of buying an apartment in limerick. As I am a first time buyer I will not be paying stamp duty. However I do not envisage myself living in this place for more than 2-3 years and then I think I will let it out. Will I be liable to pay back some of the stamp duty at that time/later date?

I enquired about this with the tax office and their line on this is...

"You will have to pay the 3% stamp duty on the house as soon as you receive the first rent payment from your tennant."

    Hope this helps.
