Extension on the House

    !st of al if this is in the wrong place please move it i didnt know where to put it ,


    I was thinking about adding a extension to the back of the house, it would be a 2 story extension,

    Does anyone know how much something like this would cost,
    is there any online companies offering quote etc,

    I know theres some companies offering wooden buildings but i'm not looking for that,

    any help is great

    well before you go looking into costs etc. you should check if you need to apply for planning permission.. and seeing as it'll be a 2storey extension looks like you will have to apply...

    ahhi know that. I know how to apply for planing premission and all that, just wondering if anyone has built one before and if so how much it cost

    For building a house - put yourself around 100 euro a sq foot or there abouts, In Mayo its approx 80 depending on the builder. , you'll have demolition & other costs also.

    Plannign permission is dependant on the size of the extension, goto your local council website & d/load the planning requirements for an extension.

    this ext woudl by only getting built onto the side of the house,, no demolition would be required,

    Do you think it would cost 80,000 !!! didnt think it wou;d be that much,

    Well you are suggesting a big extension 800 sqft (~80 m2). Thats as big as a 2-bedroom house.

    the ext would be 8 or 9 foot by about 16 foot, the down stairs would be a new area to watch tv have friends around, upstairs would be a bedroom,

    the woulnt need to be any knocking down , the new brick wall would be built beside the old one and the sliding doors that are there now would be the enterance into the in building,

    It's only in early stages now. alot might change

    IMO: If you're in Dublin you'll get it done for under 40k all in (to include good flooring, painting, electrical etc). Could get it done for 30k if you're being underextravagant.

    Outside of Dublin you'll get it done cheaper.

    A thing you should watch is the new planning levy introduced by various councils recently on planning permissions - which will add a bit to costs. For example if that extension was in Fingal they'd bill you about 3,000.

    We where thinking about it and a 2 story one would not work ,, we are going with a 1 story one now, at the end of the garden,

    trying to get it for around 25k

    Single storey would be easier to build alright but you have to ensure that you keep within the limit of 40sq metres for the size of the extension( or get planning). And make sure you do not reducethe size of the garden below the limit (25sq m i think) there is a link to the Dublin co co web site in a recent thread.

    Building a room at end of garden to entertain friends might not be a good idea. How would you bring food down. would you have to have a seperate fridge. a toilet, hauling furniture accross your garden.

    If it was me i would keep it attached to the house and use the whole 400 sq metres. Otherwise you are going to end up with a 400 sq metre one bed apartment at the bottom of your garden. Which mightn't be a bad thing rent it out for a tidy sum.

    Also try and keep some atttic space. I don't think it is included in the 400 sq metre and you could convert it later.

    At some stage in my life i am going to be subject to enforcement proceedings if i follow my own advice.

    You should also consider the trade off between the size of your garden and the extension. There is going to be an effect on value. If you knew any estate agents it would be good to have a friendlychat with them. Also check out what your neighbours have done.

    You mentioned companies doing wooden ones at the start of this thread. Any ideas on costs involved in putting on a 1 1/2 story wooden extension? (basically a conservatory with a high ceiling).

    They would cost alot more that €3K

    I think Victor was exagerating to make his point.

    They start around €15k for something small

    I was looking a showhouse in kildare and they wanted €20K + Vat for an optional sunroom. Ridiculous!!!

    You would build something conventional and larger for the same money later on.

    Getting a professional builder to do something small like that is goint to cost you regardless, because they have the same hassle as a larger project

    Hmm. Yes, those are all nice, but they're basically fancy garden sheds. I'm talking about putting on a conventional extension, only made out of wood. Would €100 per sq foot still be a reasonable guide price?

    I saw new houses for sale in Ashbourne - the deached was 420,000, the same detached with a conservatory was 470,000. Expensive conservatory!

    A friend of mine recently got a 2 storey extension to his 3 bed semi. It comprised of adding 2 rooms downstairs to the side with 2 bedrooms above. Rooms downstairs was one for a 2nd reception and the back was a utility room with a room with shower/wc/whb. Front downstairs room was accessed by knocking a hole in the hall for a door and back utility room was accessed by same principle through the kitchen. Also, got his downstairs loo under the stairs removed and is just using it for storage.
    Upstairs was accessed by similar door opening made at top of stairs to accomadate 2 bedrooms & small bathroom between them.
    Extension was typically 30ft back by 10ft wide and cost him circa €80k.

    This included foundation work, all plumbing/electrics/fixtures & fittings. All he had to do afterwards was clean up and paint.
    They also converted the majority of his existing attic as well in case he needed to move upwards later.

    I got some flyer in the door recently about wooden extensions for your back garden with no planning required. If you want to just use it as a entertainment/guest area, this could be ideal. Just put a fold out sofa bed in there and it can be used for both.
