Buying apartments off the plans - any advice ?

    Hi,
    Has anyone any advice as to what to watch out for when buying an apartment off the plans ? I bought one some months ago and am wondering what disasters to expect when it is finished.....

    Make sure brochure, drawings, specification all match up.

    Watch out for cop-outs like "painting not included". Also check out what fittings, lights and appliances are included.

    If possible see a show house. Expect the show house to be in particularly good condition with a higher specification than yours.

    When time comes, get someone professional to do a snaglist.

    Get "what is included" in writing keep a copy of the brochure I know most of them have a disclaimer but ..... look at the show apartment...as said already. Keep hassling the auctioneer/estate agent to find out what is included....get floor plans with measurements sent out to you .....find out the name of the builder do a google on his name or just ask around.....I work for an auctioneer and am selling apartments of the plans at the moment these are the things I tell people who buy off my boss...no skin of my nose im not the boss buck stops with him but I dont believe in ripping people off...

    - like any new place you get a snag done, and don;t sign until everything on the list has been sorted. The only real disadvantage to buying off the plans is you have no ideqa when the place will be finished - I bought a house off the plans in Aug 2002 (from estate agent Eugene Byrne and builder George Doyle) and was told it would be ready for that xmas - I was barely in for the xmas after that, and in the interim (after the contracts were singed by myself and the rest of the estate) they announced that they would not be installed fitted kitchens, fireplaces or tiles, and just gave us the (crap) allowances instead. When it comes to that kind of messing there is no protection for the customer unfortunately.

    The advantage to it not being built is that you can get a lot of stuff done that will save hassle later. Here are a few things to ask the builder about;
    - kitchen
    - internal doors (you can usually upgrade these)
    - extra sockets
    - wall lighting
    - alarm wiring
    - painting (you can save a bomb by taking the allowance)
