Getting someone to take over a lease

    Hi All

    I need a bit of advise. I, and two others, have a 12 month lease for an aparment on Harrington Street. We are six months in to the lease and want to move on to somewhere bigger.

    Whats the craic with getting someone else to take over the lease? Anyone any experience in doing so and would anyone be interested in that part of the city?

    The flat is located in the juntion of Adelaide Rd, Camden St and Harrington St and is a 5 minute walk to Stephens Gr and 1 minute to the Luas line. It has two double rooms, sitting room, kitchen and bathroom with walk in shower. The rent is 1,100 a month and the neighbours might as well not live there (rarely see them and never hear them).

    We hope to have the flat available from the beginning of April.

    Any advice would be appreciated.

    Approach your landlord and ask him if he has anything bigger. If not, ask if you can move out if you get replacement tenants.

    Do you all want to move together?

    The risk is, in a falling rental market, that the landlord will stick you to the contract and keep your deposit (and potentially sue for difference between your rent and market rent).
