    When looking:

    The amount of the rent and deposit.

    Where is the property?

    What bills do you need to pay?

    How many rooms / bathrooms?

    How much space is exclusively yours? What is shared with other people?

    What criteria for selection are being used - "professionals only", "non-smokers only", etc.

    When looking at the property:

    Access.

    Size of rooms.

    Security, inside and on the street.

    Fire safety.

    Dampness and ventilation.

    Privacy, noise, smells.

    Condition of fittings.

    Decoration.

    Once you have the place and in a phrase - either a formal contract and / or a rent book.

    The amount of the rent. The method and details of payment. Criteria for any increase.

    The amount of the deposit and the basis for holding and returning the deposit.

    The landlord's contact details.

    Rights and responsibilities.
