rough cost of constructoin

    Hi

    We have a planning permission to build double story side extension approx 36 sq meter in total in dublin 12. How much we r looking in rough cost.
    Also any good recommendation for builders.

    Done one recently in Dublin 17. Similar size.
    Owners paid 70k to the builder. It excluded floors and kitchen.

    For yours I would advise on a budget of 72isk plus depending on finishes. I would have said it should top out at 80k all in depending of course on the level on finishes and it could come down depending on services required ie no bathrooms etc

    so those days 1200-1500 per square meter are gone??? Even though there is one side wall it is still costing same as building in back?

    I haven't seen a 1200 per square meter job since 2011! I've seen some cash jobs recently and even the cash jobs are coming in at €1375 per Sq.M.

    The existing wall may or may not be helpful. Is it structural? Will the engineer sign off on it to use in the extension?

    If the founds are inspected and the wall condition deem it ok, then they may allow it to be kept but it may only save a small amount so it wouldn't greatly impact on the overall project cost.

    Edit. Just seen that you have permission for a double storey. This adds more weight to the fact that the existing wall will most likely be removed as you cannot guarantee its make.

    Yah our house is double story end of terrace. So I guess budget has to be increased...
