Attic Conversion in Limerick

    Hi, we are going to get our attic converted into an office space/ extra bedroom. What are the main things we should do in advance of eomplying a builder. I have the following questions and if anyone that has had any experience of this could let me know I would appreciate it.

    BTW the house is a 3 bed semi.
    • Should we or are we required by law to employ an engineer?
    • Do we need any planning permission?
    • What certificates of compliance do we require from builder?
    • Any idea of rough costs of what we should expeect to pay (ballpark)?
    • Also we are in the Limerick area and if anyone has had any recomendations, that would be appreciated.
    Also are there are any other things that we should be looking out for.

    Frank,you would not need planning generally,however if you are including a dormer window or velux to the front of the house you would need planning.The structure would have to be at least checked for suitability for conversion due to the number of different type of construction methods adopted in recent years, ie, timberframe,insulated steel frame,cut roof,pre trussed roof etc.I have carried out a number in recent years in the Limerick area, and have actually refused to carry out some.If you need any advice,feel free to pm me.

    I should also add that the house is timber frame. Would this be a big issue?

    i am in the clare area, got a quote 2 years ago, about 15k for the main attic. I can pm the name of a guy i got to convert my smaller attic, i would highly recommend.
